You're planning a Breckenridge trip. You find a condo on Airbnb — say, a two-bedroom at One Ski Hill Place with slopeside access to Peak 8. Nice photos, solid reviews, good dates. You add it up: $4,200 for the week.

Then a smart friend nudges you: "That's a Gilson property. Try their site directly." Same condo, same week, same photos. Total on gilsonpropertygroup.com: $3,650.

The math isn't magic. It's just fees. Here's exactly where they come from.

The Airbnb (and VRBO) service fee

Every third-party portal charges a "service fee" on top of the nightly rate. Airbnb's guest service fee runs 14–16% of the pre-tax subtotal. VRBO's is roughly the same. That fee doesn't show up on the listing card — you see it at checkout, after you've already committed to the dates and the property.

On a $2,800 accommodation subtotal, that's $392–$448 in portal fees alone. Every time.

Where the "up to 15%" comes from

We don't invent a discount. We pass along what you'd otherwise pay the portal.

  • Everything else — taxes, cleaning, damage waiver — is the same on both platforms

The fees that ARE the same

Full transparency: some fees exist on both platforms.

  • State and local taxes — Colorado + Summit County + Breckenridge lodging tax. Set by law. Same rate everywhere.
  • Cleaning — Rolled into our nightly rate (built into what you see up front). Airbnb splits it out as a separate line.
  • Damage waiver — $99–$199 depending on the property tier. Same on both platforms — covers accidental damage so you don't post a refundable security deposit.

What's different is that we show these upfront on the property page, not after you've entered your credit card.

What else changes when you book direct?

Money is the concrete part. The rest is quieter but matters as much:

Airbnb is a fine choice when: you're comparison shopping across ten cities at once, you want the trust signal of Airbnb's review system on a manager you've never heard of, or the property you want isn't listed on the manager's direct site.
