Where One Ski Hill Place sits on the mountain
One Ski Hill Place sits at the center of the Peak 8 base area, the original 1961 base of Breckenridge Ski Resort and still the busiest access point to the upper mountain. The building faces the slope directly. The Rocky Mountain SuperChair and the Colorado SuperChair load a short walk from the ski valet. Beginner terrain, the Ski & Ride School, and Epic Discovery’s summer activities spread out across the flat in front of the plaza.
The BreckConnect Gondola’s Peak 8 station is about 500 feet from the front entrance. It runs free during ski season and drops through the Peak 7 mid-station to the gondola lots and the north end of Main Street in about ten minutes. That makes OSHP one of the few slopeside addresses in Breckenridge from which you can reach downtown without driving or waiting on a shuttle.

02 — The building
A 2010 lodge built in the mountain-timber tradition
Completed in 2010 as part of the Peak 8 base redevelopment, One Ski Hill Place was designed as a single large lodge rather than a cluster of separate buildings. The footprint wraps around the plaza in a shallow crescent, with a central turret over the lobby and gabled wings that step down toward the slope. Materials are the regional vocabulary: heavy timber trusses, cedar siding in two stains, stacked-stone bases, and deep balconies on nearly every residence.
The building runs five stories above grade on the slope side. Residence numbers follow the floor: 8100s on the first, 8200s on the second, up to the 8500-series penthouses on the fifth. That is worth knowing when you compare units. The higher floors carry the wide views out to the Tenmile Range and Continental Divide, to the north and west, while lower slope-facing units look straight up at Peak 8.

What is shared across the property
Amenities run on a full-service model. That means a 24-hour front desk, housekeeping, in-room dining, and luggage storage, all available to every residence in the building, including the ones we manage. The list below is the standing set. Specific hours vary by season.
The Mine Shaft: a two-lane bowling alley under the lodge
The building’s most unusual amenity sits under the lobby. Two regulation Brunswick lanes run through a hall dressed as a Breckenridge hard-rock mine, with timber shoring, faux-rock walls, lantern pendants, and cross-braced timbers at the pin deck. A leather lounge, high-top seating, and screens sit at the approach. Shoes in a full range of sizes are kept on the shelf. Lanes book by the hour and get popular for family evenings and après.
04 — Residences
Residence types, unit numbers and how to book
Units are individually owned condominiums. Layouts run from studios to four-bedroom penthouses. Every residence has a full kitchen, gas fireplace, and in-unit laundry. And, unusually for Breckenridge, the building has air conditioning. Gilson Property Group manages a collection of these residences and books them direct.

Numbering: the first digit after the “8” is the floor. “PH” prefixes mark fifth-floor penthouses. Adjoining penthouse pairs (for example 8505 and 8506) can be combined through a connecting door into a single four-bedroom residence.

Ski season
Mid-Nov – mid-Apr
Peak 8 opens with the resort in November and the SuperChairs load right off the plaza. The gondola runs daily and the ski valet works from first lift to close. Late March and April bring the longest days and the softest snow on the Peak 8 face.
Spring shoulder
Late Apr – early Jun
The lifts close, the gondola pauses for maintenance, and the base area goes quiet. Snow lingers on the upper runs into May while the plaza and hot-tub deck reopen to dry ground. These are the quietest weeks of the year in the building.
Summer
Mid-Jun – early Sep
Epic Discovery runs the alpine coaster, zip lines, and lift-served hiking off the base right in front of the property. The gondola and Colorado SuperChair run for sightseeing, and wildflower trails leave from the plaza. Air conditioning matters on warm afternoons at this elevation.
Autumn
Mid-Sep – mid-Nov
Aspen color peaks around the last week of September on the lower slopes. Summer operations wind down by early October, and the mountain closes to the public for snowmaking before the season opening.
06 — Getting there
Reaching Peak 8 by car, gondola or bus
By car. From I-70 exit 203 at Frisco, take Highway 9 south for about 10 miles into Breckenridge. Turn west on Ski Hill Road at the north end of town and climb 2.5 miles. The entrance is on the right, just before the Peak 8 lots. Ski Hill Road is plowed but steep. AWD or chains are the safe call in winter, and Colorado’s Passenger Vehicle Traction Law (M+S or 3PMSF-rated tires, or 4WD/AWD) runs on I-70 from September through May.
By gondola. Park in the free gondola lots off North Park Avenue and ride the BreckConnect Gondola to the Peak 8 station. Luggage is welcome in the cabins, and the walk from the station to the lobby is level.
By bus. The Breckenridge Free Ride Purple route serves Ski Hill Road and the Peak 8 base. Summit Stage links to Frisco and the rest of the county at no charge.

Frequently asked questions
Is One Ski Hill Place truly ski-in/ski-out?+
Yes. The slope-side door opens onto the flat at the base of Peak 8. Skiers glide to the Rocky Mountain SuperChair or the Colorado SuperChair in under two minutes and return to the same door via the beginner run at the end of the day.
Can you walk to downtown Breckenridge?+
Not comfortably. Main Street is about 2.5 miles down Ski Hill Road. The BreckConnect Gondola, a short level walk from the lobby, takes roughly ten minutes to the north end of town and is free during ski season.
Does the building have air conditioning?+
Yes, which is unusual in Breckenridge. Most residences in the building were built with A/C. Confirm with the specific unit when renting.
Who runs the amenities and how are they accessed?+
The building operates the indoor pools, hot tubs, bowling alley, movie lounges, and fitness room for all residences. Our guests have the same full access as anyone else staying in the building.
Do I have to check in at the front desk?+
Not with a Gilson-managed residence. A personal door code arrives before the stay, and guests walk straight to the residence from the gondola or garage. Useful for late arrivals.
Is it cheaper to book One Ski Hill Place direct?+
For independently managed residences, yes. Booking direct with the manager skips the 10–15% service fees Airbnb and VRBO tack on at checkout, and the manager can offer weekly and monthly pricing that the listing sites do not show.
Is parking included?+
Covered parking is accessed from Ski Hill Road. Typically one space is allocated per residence; oversized vehicles may not fit the garage clearance. The Free Ride bus and the resort shuttle also stop at the door.
Are pets allowed?+
No. One Ski Hill Place does not permit pets in any residence.
Where can you eat without leaving the building?+
Three options. The Living Room restaurant and bar (breakfast and après, Wednesday through Sunday), the slopeside T-Bar for après ski, and the casual Ski Hill Grill on the plaza patio.
What is the elevation, and does altitude matter?+
The base of Peak 8 is roughly 9,600 feet, about 1,000 feet higher than Main Street and among the highest lodging elevations in Colorado. First-time visitors from sea level almost always feel it. Headache, poor sleep, and shortness of breath on the first night are normal. Hydrate, moderate the alcohol the first evening, and give yourself a day before hard exertion. If you book a residence with us, we can set up an in-room oxygen concentrator before you arrive: a quiet bedside unit that noticeably improves the first two nights of sleep, especially for older guests and young kids.
